Central European Buyers Take Over Major Shopping Centres as Institutions Rotate Out

The Höfe am Brühl shopping centre in central Leipzig had a single institutional owner from 2012 until the first quarter of 2026. It then sold almost 90% of the centre, home to more than 130 shops, to a real estate fund from the Czech Republic. It kept a minority stake and continued to manage the centre through a transitional period. The sale lifted Leipzig’s investment volume to €209 million in the first three months of the year, the city’s strongest start since 2021 and more than it recorded in the whole of 2025, according to BNP Paribas Real Estate data. It was the first transaction in the city worth more than €100 million since 2024, and smaller deals also picked up slightly over the quarter. Retail deals dominated Leipzig’s quarter, and the city centre took 76% of the total.

A few months later, a Czech investor acquired a majority stake in Posnania in Poznań, western Poland, in the largest transaction in Poland’s retail sector since 2024, according to Eurobuild CEE. The deal came as investors in Poland showed renewed willingness to commit capital to large, complex shopping centres after several years in which retail parks had drawn most of the demand.

Majority Sales With Management Retained

In the Leipzig sale, the seller released most of its capital from the centre but kept a 10.1% stake and the day-to-day management during the transition. The buyer gained a large, established asset. It also gained a team that already knew the tenants and the building.

German retail investment reached between €1.1 billion and €1.37 billion in the first quarter of 2026, depending on the research house, according to retail property advisory Unique Retail, and the number of deals rose even as their average size fell. Food-anchored retail took between 52% and 58% of the total. International investors accounted for around 40% of German retail investment in the first quarter of 2026, a slight increase on the previous year, and investors from Central and Eastern Europe were among the most visible. They had acquired several German centres over the previous two years. Further capital arrived from the Netherlands, France and Scandinavia, much of it aimed at specialist retail property. In the same analysis, family offices and private equity investors were targeting value-add assets with repositioning potential, often at ticket sizes of €20 million to €80 million. Insurers, pension funds and open-ended property funds, by contrast, concentrated on core, long-let assets in top locations. Unique Retail also found that owners who took an asset to the kind of buyer most likely to value it did better than those who offered it to the whole market. Prime yields for food-anchored retail parks and supermarkets ranged from 4.6% to 5.6% in the first quarter, against 3.5% to 4.0% for high-street property in the best locations.

Large shopping centres can fall between those two groups, since even well-located ones often need active leasing and gradual repositioning, work that sits more comfortably with specialist owners than with institutions whose mandates favour stable, low-maintenance income. In Unique Retail’s April analysis, the Leipzig buyer planned to keep improving the tenant line-up and to reposition the centre in stages, and the advisory saw similar situations developing in Mannheim, Nuremberg and Bremen.

Institutional owners can reach a point in the cycle when a centre no longer fits their strategy and hand it to buyers prepared to take on the operational work, sometimes while retaining some involvement themselves. A similar sequence of institutional exits followed by specialist buyers has appeared in earlier cycles in the region. Around 20 million square metres of modern retail space across Central and Eastern Europe, roughly two-thirds of the total, is more than 15 years old, according to Colliers researchreported by Eurobuild CEE, which pointed to a growing cycle of refurbishment, repositioning and selective redevelopment.

Czech Capital Looks Beyond Home

Czech investors put €1 billion into commercial property elsewhere in Central and Eastern Europe in the first half of 2026, compared with €1.6 billion across the whole of 2025, according to Knight Frank research reported by Radio Prague International. Knight Frank linked the trend to the limited size of the Czech market, which has pushed investors to look for opportunities across the wider region and in Western Europe.

Poland and Germany both offer large, established shopping centres, deep tenant bases and a steady supply of assets from institutions reshaping their portfolios, and Leipzig and Poznań each lie within a few hours’ drive of the Czech border.
